What the tool does

Everything below is in the shipping product today, not a roadmap. Anything still being built is named as such further down this page.

Reading the drawings

  • Import a multi-page PDF plan set — builder sets of 5 to 80 pages.
  • Sheet list with numbering, titles and role tags: foundation, section, detail, elevation.
  • Zoom, pan, fit and 90-degree rotation, saved per page.
  • Calibrate scale per sheet by drawing over a known dimension, or pick a preset architectural scale — 1/8", 3/16", 1/4", 3/8", 1/2", 1"=1', plus metric 1:50 and 1:100.
  • Plan sets can arrive by email straight into an intake queue, so a builder's plan-room notification turns into a project without anyone downloading attachments by hand.

Measuring

  • Linear polyline with a running total and per-segment lengths.
  • Wall measurement that yields linear feet and square feet from one trace.
  • Area by polygon, count by point marker, and deductions that subtract openings from a parent wall or area.
  • Snapping to endpoint, midpoint, vertex, and to close a polygon — with the snap indicator showing before you click, not after.
  • Shift locks to 90 degrees, Ctrl to 15-degree increments. Backspace removes the last vertex mid-trace. Undo and redo go back over 100 steps.
  • Pen and touch use the same code path as the mouse, so a tablet works properly.

Turning measurements into a material order

  • Conditions are named, colored layers with a type and a unit. Toggle visibility to check your work.
  • Assemblies turn one condition into many parts — sheet goods in SF, adhesive or coating in gallons, trim and edge in LF, fasteners each, labor in hours.
  • Each part has its own formula, coverage rate and waste percentage, so gallons come from square feet divided by spread rate instead of a guess.
  • Templates save a whole condition set and apply it to the next project.

The part most takeoff tools get wrong: wall height is not one number

This is the reason the tool exists.

A residential foundation almost never has a uniform wall height. Footings step on a sloped lot. A walkout or daylight basement drops one or two walls to nearly nothing. A garage stem wall and a full basement wall sit on the same perimeter. And below-grade coverage stops at grade, not at the top of the wall — and grade moves as you walk around the building.

Most tools let you enter one height and multiply. That is how a bid ends up several hundred square feet wrong in either direction.

Here a wall condition carries a default height, and every individual segment can override it with its own height and its own grade offset. The height shows as an editable badge at the midpoint of each segment. Square footage is computed segment by segment and added up — never total length times one average.

Heights are read off wall sections, which live on a different sheet at a different scale. So the tool has pinned dimensions: measure the height once on the section sheet, name it ("8'-0 wall", "4'-0 frost wall", "walkout 2'-8"), then assign it by name to segments on the foundation sheet. Change the pin later and every segment using it updates.

Corners are derived, not counted by hand. The tool reads the interior angle at each vertex of your polyline and reports inside and outside corner counts automatically, with a tolerance band so a nearly straight vertex is not counted as a corner. You can override the number if the drawing lies.

Production builders: take off the model once

If you bid subdivisions, the same house repeats down the street. The tool keeps a plan model library: take off "The Magnolia — Elevation B" once, then instance it per lot. Each lot stores only its differences — this one is a walkout, that one has two extra penetrations, the next has a frost wall instead of a full basement. Edit the base and every lot that has not overridden that specific value follows. One report rolls all the lots into a single material order.

Every number traces back to a mark

A quantity you cannot defend is a quantity you cannot bid on. Every number on a report links back to a specific mark, on a specific sheet, at a specific place on the page. The marked-up PDF export draws every mark in its condition color with the quantity labeled — that is the file you attach to the bid, and the file that settles the argument later.

Accuracy is held to a stated tolerance, not a vibe: linear measurements within 0.10% of true, straight-sided areas within 0.25%, and calibration repeatable within 0.20% across five separate calibrations of the same page. Geometry is stored in PDF units, never screen pixels, and rounding happens exactly once — at report time.

It does not stop at the takeoff

PlanSwift hands you quantities and stops. This tool carries the job forward: quantities become a priced proposal, the proposal follows a status through to won or lost, and accepted work can push to QuickBooks Online. Exports are CSV, XLSX, PDF, and signed JSON into an ExitSaaS CRM if you run one.

What is being built next

Stated plainly so you can decide with real information:

  • DXF and DWG import is in active development. Today the tool reads PDF. CAD file support is being added — if your drawings come to you as DWG or DXF, tell us on the call and we will give you honest timing rather than a guess on a web page.
  • Auto-count symbol recognition — box a symbol once and find every match on the sheet — is a later release.
  • Multi-estimator assignment, so a supervisor can hand lots to specific people, is still being built out.
  • Digitizer board input for large-format Wacom-style tablets is not supported.

Where PlanSwift is still the better choice

Straight answer, because you will find this out anyway:

  • You need CAD import today. Ours is coming, but "coming" does not bid a job this month. If DWG is how your work arrives right now, PlanSwift does it right now.
  • You depend on a digitizer board or on auto-count symbol recognition to hit your bid volume.
  • You run a large estimating department that needs to share and assign work across many people.
  • Your whole office already knows PlanSwift cold. Retraining has a real cost. If the subscription does not bother you, staying put is a legitimate decision.
